Historically, Latvia has developed a co-ownership relationship, in which, on the one hand, all owners must jointly monitor the real estate and its physical preservation, and, on the other hand, individual co-owners are not interested in getting involved in important issues of managing the common property, thus hindering both the other co-owners from preventing the value of the real estate from decreasing, and the effective operation of the manager.
Our team provides consultations on relations between managers and co-owners of apartment buildings on issues of managing common property, for example, debt collection from co-owners, evaluation of management agreements in relation to consumer rights regulation and other legal obligations of the manager, as well as evaluation of the legality of the manager's actions. We also advise co-owners of houses on the rights and obligations of co-owners, which have a significant impact on the relations of co-owners and the preservation and development of common property.
